A recent cost study has shown that timber frame homes are cheaper to build than masonry, but, more importantly selecting timber frame results in significantly quicker build. 
The study compared affordable housing based here in Birmingham with no difference in foundations and excluded the external works and utility services. 
 
Leading cost consultant Rider Levett Bucknall UK found that offsite methods of construction provides significant benefits when compared to traditional building methods. 
 
The industry’s first construction cost comparison report between timber frame and masonry in affordable housing found: 
 
Overall cost per square metre was £1,148.38 for timber and £1,180.34 for masonry with a cost saving in timber’s favour was 2.8% 
build time of 41 weeks for timber and 49 weeks for masonry with a programme saving of 19.5%
